A Little about Lucas, Texas

Texas country living at its best, Lucas is a small town with a small population and a lot of animals. With only just over five thousand residents total, Lucas has grown only about 100% in the last ten years, as opposed to other cities in the area that have seen population explosions. Part of the way they’ve stayed small is the resistance to smaller plot sizes, which would allow for a lot more housing. Most plots in Lucas are on two full acres of land, with only a few that are smaller. The community in general fiercely defends their small town feel and rural lifestyle. Lucas is ideal for people who love laid-back, farm-like country living, a nod to old time style. With only 5,450 people, it’s the kind of place where you’re on a first name basis with the mailman, who you also see at the town meetings.

Lucas is set on less than ten square miles of land, of which more than a quarter is water. The city sits on the Western shore of Lake Lavon, which provides picturesque scenery for the residents as well as many activities.

The biggest attraction in Lucas is Trinity Trails, a twenty five mile trail that begins in Lucas and continues around Lake Lavon to other cities nearby. It’s beautiful for walks, hikes and horseback riding. Much of it is through forest land, and you’ll see a host of different animals on the trail, including red-tailed hawks, falcons, deer and rabbits. The city is a big draw for horseback riding and Lavon stables has many for guests to ride. You can take lessons or ride on the trails, or on their own well-kept acres.

Certain areas of Lucas are designated as ETJ, or extra territorial jurisdiction. Homeowners in these areas do not pay city taxes and do not necessarily receive all of the services, but they do pay a higher water bill to cover infrastructure costs.

With all its country charm, Lucas is quite up to date and has plenty of shopping available within city limits. There are many small shops and boutiques as well as businesses, specifically businesses that cater to this type of city such as landscape design services, pool building companies and horseback riding; but you’ll also find clothing, jewelry and all the standards you’d expect from a modern town. And of course get all of the amenities of Allen and Fariview just minutes away. All the amenities of the city, and all of the wonder and relaxation of the country.  

There is no Lucas independent school system, and the city is served by seven different districts in other cities, all of them very close by. The most desireable being Lovejoy ISD, which will reflect in the price for the property if it falls within the district boundries. With more than 80% married couples and almost half of the families with children under the age of eighteen, the city is young, and with median household income over $100,000 as it continues to attract affluent residents seeking that mixture of country living with a close proximity to the city. As a result, housing costs are higher than in surrounding communities, which makes sense considering the amount of land geared for each residence. The houses are very large and comfortable, and many of them have special amenities such as pools and even personal horse stables.

Even though the city seems like pastures and farmland, it is just minutes from the suburban life, and only thirty five miles North of Dallas, so you’re less than an hour away from as big city life as there is. It’s the perfect setup for families that want a wholesale environment for living and for raising their children, and everything they could possibly need or want within an hour’s drive.
